Reno@Toa Payoh - Tiles Selection

Tiles selection for both bathrooms
Over the weekend, we went to choose the tiles for the Toa Payoh flat with Cath Kidston Mum! She wanted something blue in her bathrooms, so we proposed mosaic for the vanity area as well as the alcove area. Above is a photo of the mosaic tiles which we have chosen, which I think is really nice and it has a shiny sheen to it!!! Which i really love alot!!! After choosing our tiles, the salesgirl told us that the mosaic cannot be laid in wet areas!!! WHAT!!!

She explains that the sparkly sheen will react with water and oxidise and change colour and don't know what nots she said. In short: cannot be put in wet areas.  >_<

Next, after we got our tile samples and order list, i brought the tiles home to take a photo as well as to scan the order list then i realised that something was not right.
The kitchen wall and floor tiles are missing!!!

This sales girl ah!!!!
Got to go back this weekend to claim my missing tile samples!!!! URGH.

tomorrow the electrician is going to fix up all the lights.
in 2 weeks time, the sofa, bed frame and mattress are all going to be delivered to site.
Appliances should be in this week or so.
Sinks were delivered yesterday.

Yes! the Bathrooms are finally completed with the mirrors installed. And I'm so happy that it turned out quite well. Both the bathrooms (master and common) were supposed to have a woody look with an accent feature wall tile in the shower area because the couple wanted something like a resort feel, not really hotel luxury but more towards a rustic textured look. And they really love wood grains very much so the whole shower area was tiled in wood tiles to give it a woody look too.

We brought Jules over to the Toh Yi Maisonette and he was so happy playing with the transformer toys there. Totally not shy at all and he was trying his luck at climbing up and down the stairs too.

Reno is slated to start after Chinese New Year because the couple is super busy at work and currently want to delay the reno works.  Which is good for us since I'm due straight after CNY, so during my maternity leave, I would be able to concentrate more on the reno bits and it's definitely cheaper and not a rush job once Chinese New Year is over.

meantime, the couple is collecting rent while they are staying over at their mums.

Us@Equinox Semi Buffet Lunch

It's our 4th year anniversary and we decided to have a sumptous semi-lunch buffet at the Equinox. We arrived early and so hubs was busying himself on the laptop because he has a major presentation tomorrow and has been working every night till 3am. Poor fella because he's really very exhausted. He tells me that he's going to zonk out on friday after thursday's big presentation. I asked him what does he mean by zonk out. He says he is just going to stone at work.

Poor me too. Think probably due to stress and exhaustion, he snores very loudly these few nights too!!! And i can't sleep!

Took some photos of the sumptous spread we are having today!!! Sadly, I had to skip the sashimi, sushi and oysters.

But I had the Sri Lanka Crab, Chilled Prawns, Clams and Mussels!!! And they tasted great!!! Or rather I've been craving for fresh chilled prawns.




 That's my platter of seafood and it doesn't stop at one plate!!!!

OOO...my favourite. Salad and greens. They had loads of spinach and mix greens. And I tried their potato salad which was yummy. The Thai Salad was so-so. Told Hubs that Beaufort Hotel Sunday Brunch's thai salad was better. Shucks should have really ate more the other day. The chicken archar was bleah.

Frankly he looks stuffed and bloated. Not from food though. More from work. I mean, LOOK AT HIS EYES!! @@
They are only half opened!!!!
 and he smiles for me!!!
me. into my 28 weeks of preggy! Very very round...as what I tell my colleagues, I'm progressing from a Shisamo fish to a whale. Fingers cross that my acid reflux won't happen like the last time!!! Oh and I'm slowly losing my chin and jaws...my face is getting plumper too... >_<
After 40 mins, my main still hasn't arrived and I told hubs that I'm just going straight for my dessert. And I had the chocolate cake, and it was lovely. I skipped the creme bulee because I'm not sure whether is it cooked or not, had 4 strawberries, orange chocolate cake and a chocolate mousse. Yes, I'm craving for dark bitter chocolate too!!!
that's my prezzie for hubs! I gave him a NETS flash card worth a $100 !!!! Hope it will come in useful because seriously I haven't the faintest clue as to what to get for him. And christmas is coming. eeks. which means I need to crack my pregnant brain for another idea as to what should i get for him.
 hubs and his main - beef steak well done so that i can eat some from him too.


My main - I decided to try the Crispy Pork Knuckle instead of my usual salmon and I regretted. I'm really not a red meat eater. Sigh, told hubs that next time I will stick to my fish. It tasted like a big slab of ham to me.
 after my main, I had fruits and pistachio! See the small mandarin oranges?
 Here's how it looks with hubs behind the small peeled orange. It's big enough to cover hub's face!!!

here's the only room where I can gain access to take an overall picture of the room and door because the master bedroom and the walk in wardrobe bedroom 2 is being occupied by the door guy! All the solid wood doors have been installed and the guy is installing the locksets now.
see! the whole corridor is in a mess and that's the door guy drilling a hole into the sliding door for the walk in wardrobe.

Yale locksets are all laid on the floor like it's free to take.

After 1 week of hacking, removing all the floor and wall tiles, false ceiling and boxed up areas, hacking of all the cupboards, wardrobes and removal of sinks, taps and WCs...the walls are starting to come up and spaces are forming, taking shape!

This week, we are going to meet Cath Kidston mum and pass her some laminates to choose for her kitchen, settle some electrical works and a catalogue for her to choose her wall colours.

Natural brick wall effect. I likey but hubs think Cath Kidston mum is not into too much texture or natural finish like raw concrete etc. Yup I agree. It's not her style.

The master used to be one big space because the previous owner hacked down a wall to make 2 rooms into a one huge master.

Saturday was such a rainy day!! But it didn't spoil our mood to go tile shopping for the Bukit Panjang Maisonette. The tile selection was chosen from Hafary and boy, there were so many people like us who were not hindered by the weather and still went tile shopping.
 Here's the tile selection for the kitchen wall (light) and floor (dark)
 Toilet tiles with 2 options for the floor 
(1st option is carbon grey and 2nd option is the sandy brown)
And the last tile selection - for the balcony and yard

we are keeping all the natural granite for the living and dining areas to save cost and it's such a waste to hack the stone away.

Some Pre-Reno Photos of the H Maisonette.
Things to Note (for my reference):
  1. Vertical pipes in the balcony. 
  2. Nice existing brickwall in balcony - keep
  3. Keep existing roof over balcony
  4. Balcony drop - overlay with timber deck or wood tiles
  5. Pop out ledge for both common bathroom upstairs and downstairs
  6. No need for shower in lower bathroom

  1. Kitchen - need to box up pipes (located in the glass pop out cabinet above dish rack)
  2. Cement spray all over entire flat including pipeworks - think, reconsider and decide later
  3. kitchen top counter - solid surface? Granite? Marble?



  1. Use of citygas for water heater
  2. Master toilet sink currently is very small, no vanity area
  3. All toilet wall and floor tiles to go, new sink, shower area and WCs.
  1. Remove all window grilles, install new ones
  2. Keep existing windows
  3. Keep all existing doors and door frames
  4. Keep main door
  5. Change main gate

  1. Keep marble flooring downstairs, remove marble flooring upstairs
  2. Remove existing staircase railing
  3. Option of sanding staircase threads

Latest Update
The whole place is squeaky clean now. All the floor tiles were given one round of acid wash after the protective layer was taken out. Now leaves the carpentry to be installed. The carpentry has been stalled because there was a demise so we felt that we shouldn't push too hard and allowed for time and grief.
Here's you can see the light colour wood tiles which the young couple has chosen for the bedrooms. Looking quite Scandinavian already! (ignore the 2 basins at the right, they look like 2 jokers)

But we can never be 100% scandi because of our tropical weather and lights. The northern lights are really something special which gives the interiors a scandi glow. Plus the fact that most of the flats there have high ceilings, natural bleached coloured wood flooring, long and tall framed windows with ledges for plants. All these plays a part in the scandi theme alongside the white washed overall theme.





Below are some Scandinavian Interiors which i picked up from the internet randomly to show what I meant by white washed interiors! I'm sure there are loads of peeps out there who love these bright, white and airy spaces. I'm a fan of bright and airy spaces too!

just some shower updates - the shower ledges are up!
We think these will come in pretty useful to hold all the shower items and we don't have to buy those stain-less steel mountable shower holders.

While someone is doing the bathroom walls, the other 2 have started on the kitchen wall tiles. Next week, they will start on the living and dining floor tiles which has the largest floor area, that would need at least one week to finish all the work.

Tomorrow, we are meeting Cath Kidston Mum to settle all the electrical wirings, powerpoint and switch locations.

Here are some renders which we did for Cath Kidston mum. The floor tiles were chosen from An Huat Tile shop along Zion Road and these were the few chosen tiles which she took photos for us to render into the entrance foyer perspectives.

Besides choosing the tiles, we need to decide on the border too. We have a few options for her to choose, either a grey rough texture floor tile, black tile or pebble wash to finish the edges.
Currently, the renders are showing a grey pebble wash finish.





Reno@Yishun - Carpentry starting!!!

Full length tv console wall plus storage
The delivery of all the carpentry works started on thursday and the workers have been working their butts off fri and sat. So they have finished about 90% of the kitchen, 50% of the living, the dining storage bench is not up yet because it's a small piece and we need the space to maneuver things around.
The toilet top vanity was wrong because the carpenter did not do cabinets behind the mirror, so had to bring back and redo.
The walk-in wardrobe in the master is completed! But we need to do some slight adjustments to the door because of the aircon unit. And the handles are not up yet.

Some updates on the Toa Payoh flat. Raining day, so similar to the day where we went tile shopping for the Bukit Panjang Maisonette, so the photos are quite dark, there's not much daylight in the flat, especially with all the tinted windows closed.

The Kitchen wall and floor tiles completed . The kitchen area has a huge blank wall which is left un-tiled, that is because we are going to do a box up all the way to the beam so that the electrical switches can flush neatly and not pop out.
Above: Floor and wall tiles completed for the common bathroom, leaving to erect the alcove wall first and do the tiling next. There's an empty patch here on the wall because that's where the blue mosaic and top vanity mirror box is going to be.

Above: Updates on the master toilet where the water pipes are all painted black previously. Again, the wall is left bare because there's the blue accent mosaic tiles and the mirror box.
