Reno@Kovan Maisonette - Kitchenworks!
Cabinets are lying all over the area. Mostly in the balcony area. Tallboy is up!
Top and bottom cabinets are up! Here's where the hood and electric hob and gas stove will be.

Reno@Hougang 2 - Floor plan
Here's our third project in Hougang doing maisonettes (including the Kovan Maisonette)
I think we have grown quite an affinity for Hougang. Love the beef noodles (the Teochew one at the foodcentre as well as the Alishan Taiwanese Beef noodles) ivins peranakan food, hougang mall and kovan mall!
Recently a very cherry couple, always laughing and always in a very good mood came to look for us to plan their living spaces for their new home.
For us, this is definitely our first time doing a maisonette floor plan with the kitchen in the heart of the flat. The living and dining are separated by the staircase and kitchen. The balcony is curved which is rather unusual but I guess it brings out a certain character to the whole place.

Reno@Bishan Maisonette - Floorplan
Hi there!
Sorry for the lack of updates but recently we have gotten another project at Bishan!!! This is a first time for the both of us venturing into Bishan area. And guess what, the layout is so similar to Hougang2 Maisonette and a twist of the Kim Keat flat!!!
hahah for you readers who have been following my blog, you will know what I mean by that!
The Happy family of 4 has just put down their first OTP and has engaged us to revamp their flat. They have requested for hacking works to start before CNY, but we told them that it's quite impossible given the amount of time left from now till CNY. They also know that the contractor will stop for 2 weeks during CNY and then the reno works will continue from there which is about 2.5 months thereabouts, hearing that they want to do a major overhaul of the place.
Ritey, will keep everyone updated soon cos it's the weekend and it's time for me to visit our projects, take more photos and blog about our learning process!

Reno@YIshun - Reno updates
Aluminium frame for lourve window installed, waiting for the glass lourves to come in now. All the electrical works are being laid with loose wires dangling here and there.

Electric works are almost 90% completed now and painting works are going to start this week, together with installation of the lights.
This weekend, the rain shower and shower mixer, taps and sinks will all be delivered to site for installation.
Carpentry works are off site fabricating now, most probably will be delivered next week.
Here's hubs eating a Ramly burger on site because it was a mad rush (long story short, hubs had to be in the office from 9am-12noon) to the reno place and so hubs didn't have time to eat anything and went to meet the contractor while myself and Jules went to makan first at the food centre downstairs. I was starving and feeding for 2 so I had to eat first. After lunch, I packed a burger for hubs as there was a pasar malam where the Yishun Reno was ongoing.
next, we are heading over to the Toa Payoh flat. The existing home owners have moved out already and hacking works are going to start next Monday.
Water heater installed in the common bathroom area, we are going to have a false ceiling here with access panel to hide the huge storage water tank.
We have taken out the original sinks from HDB because we are going to install TOTO sinks and hans grohe taps with integrated vanity top and bottom cabinets. The original sinks were the pedestal kind of sinks that has a stand which took up quite a lot of space if we were to cover it up with a bottom cabinet.Left photo: the 2 sinks from the master and common bathroom, both taken out.

Reno@Toa Payoh - Pre Reno Photos after clearing out!
Hi there! We have just came from the Yishun Flat and now going to view the Toa Payoh flat with the contractor.
Hacking permit was submitted over the week and come Monday, hacking works for the floor will start as we have gotten our HDB approval permit. Hacking of walls still pending.
Currently the bedroom will be converted to a dining area next time. So goodbye orange walls and star lights!
Where the beam, column and half height wall is will be a future wall to separate the master and bedroom 2. The previous owner had both their children sleep in one room and knocked down a wall between bedroom 2 and master to form a long wardrobe space and study corner. So we are going to put back the wall because we need one room for the girl and one room for the boy!

Reno@Kovan Maisonette - Kitchen works update
Here are some kitchen updates on the Kovan Maisonette over the weekend. We arrived at the place late afternoon and it was quite a rainy and cloudy day so the photos are abit dark. Most of the carpentry are up over the week. The electrical appliances have arrived.
Here's a view looking at the breakfast long counter. In the centre is the sitting area, more to right of the photo are some cupboard space along the sink area for storage.
Carcass of the carpentry for the balcony area is up too. Waiting for the sliding doors to be installed and a standalone cupboard for the water feature.
Here's a window view from living into the kitchen area where you can see the sink and the tallboy with the beautiful microwave and oven and full height glass sliding panels which allows more light into the kitchen area.

Reno@Kovan Maisonette - Bathroom updates
The bathroom vanity cupboards are up over the weekend too. However the top cabinet is slightly too deep outwards. This was because previously we had allowed for some shelving space behind the mirror, deep enough for a hair dryer, but the home owner decided that they didn't need the extra storage area behind the mirror, so we did away with the adjustable shelvings behind but the depth was still kept. So now it's too protruding out. So we will have to ask the carpenter to take it down and make it shallower.
The other slight hiccup was previously the top cabinet was too tall because the carpenter did not do a site measure and followed our drawing per say. Thank goodness the master toilet one fit because there wasn't a box up for the pipe works.
The good thing is that everything can be rectified as there are some cases which i heard from other clients is that they will have to live with the mistake. On the other hand, sometimes they get so cooped up with every single detail and try to make everything perfect that they end up very unhappy. On looking back, once they start to live in the flat, they suddenly realised that it's actually a very small mistake and that they actually needn't make themselves so miserable at that time and muled over it for such a long time.
I'm hearing these from experiences from home renos and well as wedding preparations. I guess they are all pretty the same. All brides do want to have their wedding perfect but to err is to human. So....
Keep Calm And Carry On.
Back to the reno, the shower head and mixer are all installed for both the bathrooms, technically the home owner can shower here already!! Heard they are planning on moving in next week.

REno@Toa Payoh - Hacking works have started
Hacking works started officially on the 18 Nov 2013, Monday and by now, all the floor and wall tiles have been hacked away, walls are demolished to make new doors and re-zoning of spaces. All built in cabinetry have been removed. False ceiling almost all have been removed. And so are the sinks and WCs in the bathrooms.

Reno@Kovan - Bathroom updates
Master toilet - Granite countertop installed. Tap and sink installed too. Now waiting for the mirror to go onto the mirror box.
Notice the open shelf on the further left? Actually the inital plan was to have all swing door cabinets, but we were so worried that once the WC is installed there wouldn't be enough space to open the cabinet door. So we changed it to open shelf instead. It will be a good area to house a nice woven basket of knick knacks.

Reno@Kovan Maisonette - Kitchen updates
Hi there folks!
it's nearly weekend again and here are some updates on the Kovan maisonette which we are doing.
The carpentry is almost 90% completed now. Above is a photo of the balcony area where we created a storage for the washer, laundry basket, shelvings for the detergent/bleach/ pegs and what nots.
Also it hides the chute away from sight. Heard from owner that this might be a place for mahjong session where they can gain access easily to the kitchen for drinks and snacks and can watch telly from here too!
Here's an open view of the storage which we have created. Furthest left is a standalone cupboard which will house the water feature, location is proposed by FSM. So we designed a simplex box and a small light to cast some ambient light on it with a powerpoint there. Hopefully it's small enough because we are afraid it might hit into the window above.

Here's another view of the kitchen from the study room. Mosaic backsplash for the cooker hood area done too. Looking very spiffy now.
Closer look on the mosaic pattern which we have designed - it's actually cut from 3 different mosaic tiles to form this random pattern. Hood installed too! leaving the electric hob and burner. Doors to the common bath installed too. Left of photo needs some painting works to be done, there's where the fridge will go.

Reno@Kovan Maisonette - Staircase updates
Finally the glass railing is installed!!! Now waiting for the hand rail to be installed. Next will be another layer of lacquer for the staircase risers. Plus some painting works on the sides. And owner is shifting in next Monday!!!!
Here's a close up view of the tiny LED lights which the contractor has proposed at the side of the steps. So small so cute. Haven't test it yet, so I myself also not sure whether is it bright or not.

Missing handrail.
Well at least it's a job done! We took really long to settle this staircase because of all its turns and we wanted the glass slanted railing to end nicely when it meets the horizontal glass railing. So that took quite abit of coordinate plus we wanted to sides of the staircase to be flushed neatly, so the carpenter had to box up quite a fair bit underneath the steps all the way down to the staircase storeroom.
Also there was the side lighting bit which need to be coordinated with the electrician, where to put the lights.
And as I mentioned before, this staircase involved so many trades! From carpenter to glass, to parquet and electrician and of cos the contractor! And ourselves too. :)
