Reno@Hougang Maisonette - Updates this week!

Hi folks, another week has passed! How fast time flies.Here are some reno updates on the Hougang Maisonette.
minor plastering and touch up before painting works starts this week.
All the glass works have been delivered already, waiting for installation now.
Here's a view from the living area, looking into the balcony and out and beyond!
Above: a look at the kitchen - you see many patches of white here and there! the worker has been going round patching up surfaces and making sure everywhere is flat and smooth.
Above: staircase has been tiled and railing is up.
Partition wall to receive shoe cabinet at the main door is up too and patched up.
Above: Open and close sesame! That's iron lady chef's little walk in pantry room!

Reno@Kovan Maisonette - 1st Reno update

Here's our first post on the Kovan Reno Update!!!
The contractor has been awarded and permit was gotten for last Friday and the workers have been really busy tearing this place down. As you can see, we are leaving nothing in its original state.
Doing almost full hacking works - floor wall ceiling, staircase, railing, cornices EVERYTHING!

it's going to look super new once we are done up with this place!!!
above: the kitchen cabinet are all stripped off and the floor are all hacked off. Balcony wall tiles are all removed too.
Above: here's a view from the dining area - main entrance, utility room, kitchen and staircase. Actually now that most of the walls and carpentry are all hacked away, the maisonette looks so bright! Utility room wall is here to stay because couple wants a study area, full glass partition between the study and dining would be good to allow more light in but because they have a young son, so they are going for a half height glass wall.

For the kitchen, we are going for glass door and sliding opening above the kitchen counter (photo has a small window opening) from living to kitchen to allow visibility and daylight in.

And we are going use aluminium glass bi-fold door between the balcony and living, that way we can keep the area open all the time just like now. That way we can allow more daylight in.

upstairs - master - hacking of floor tiles and all the carpentry has been removed as well.

Reno@Hougang Maisonette - Kitchen laminates

This morning, we passed 4 numbers of laminates (large pieces) to Iron Lady Chef to choose from. It's a final selection from a brochure of numerous laminates and we have zoomed down to the final 4. Hmm, kinda like Amercian's Top Idol!!!

here's a look at them.
I think they are all very pretty!!! 
Most importantly, we chose them because they will go well with a white top and black counter top.

Personally I like the red wood alot because it looks like the walnut colour although it's a shade too dark for most people, the one of the left is a light wood pine colour which will make the kitchen brighter .

Hubs like the one on the left although I think it's abit "tigerish" to it. The one of the right will go very well if the counter top is white because it has white "patches" on it.

 option 1 -  A very safe and practical design. No fuss and definitely will withstand time.

Option 2: Enter the wooden shower. It's an elegant upgrade to the materials of yore, and much more versatile. Wood slats create a cozy ski-lodge vibe in winter and a sunny deck-like experience in summer, making it a win-win for anyone looking to spiff up their bathroom area.

here's the couple whose maisonette includes the common corridor area and it's a corner unit. So they have a small passageway which belongs to them before they reach their main entrance. 
We are proposing for a shoe bench area and to leave the area empty for their children's bikes and what nots.
 

The couple is very big on white because they want the space to look bright and spacious. The dining area is still at the original location with a 6-8 seater dining table which is extendable. The couple has bought the table a few years back now, but the maisonette is being rented out till end of November.

here's what we have proposed for the kitchen - top and bottom white cabinets with mosaic flooring to add abit of 'fun' to the stark white kitchen.
we are doing away with the conventional glass backsplash and going for a subway tile. Again more white in the kitchen, we actually proposed for a white solid top but the missus is thinking of getting either granite or quartz. I think it's ok too since we are having a black and white floor tiles.
for the living area,  L shape sofa will have to be rotated because of fengshui. So we are going to update this rendering later.  The whole place will have a horizontal theme for all the railings, main door gate and window grilles. The living will be finished with false ceiling to hide all the trunking and the missus wanted a feature ceiling for the fan.
A view of the toilet rendering, this round, we are going for square black and white mosaic because the missus mentioned that she wanted mosaic and marble in the toilet. The vanity counter will be finished in white solid top with a dark wood cabinet below, finished in horizontal groove lines.
Wet area will be finished in a granite looking tile, walls to be in marble looking tiles. All in to give it white and "hotel" lux look.

 view from balcony - all the false ceiling are down, walls hacked, floors hacked, new walls up.

The hollow blocks are really giving a very nice rustic texture over here. if this was my maisonette, I think i will just give it a good paint job and leave the "brick" texture on! So many people out there wanted a feature brick wall and this is something which you don't get from craftstone.

view of balcony. Most of the new windows are up already although by the time the whole reno is completed, they will be quite dusty. Will have to get the contractor to give it a good clean!

upstairs is just loads and piles of sand for tiling works to commence.

 Let's start with the upstairs!

view of bedroom 3 with the french door openings - the doors and walls have been given a fresh new coat of white paint.
Here's a view of the spaciously lit bedroom 3 from the staircase. And you can see the nice black vertical railings forming a dialogue with the arch shaped door frames which just had a coat of primer on. I think the arched door frames look quite vintage!
Master room -  the tv console wall is up and painted white too. Now the black frame windows looks really smart here, bring a black and white contrast to the whole space. Just like the black and white colonial houses.
Left: Painted stairwell, looking very clean and bright...sounds like a toothpaste commercial! Can't wait for the cling wrap to be taken off from the railing and the protective covering, i think the whole space will look awesome!!!

Let's go downstairs now
it's quite a mess here plus loads of turpentine smells, but it's all worth it! We are really very excited about how Iron Lady's chef's place is going to turn out.
that's the painter doing his job. Giving the dining area a new coat of paint as I went clicking along.

The living room is only say 30% done on the painting works because there's the piping works and the store room staircase not done yet.

Most of the walls, doors and frames have been given a primer and 1st coat of paint. Will need a second coat of paint to even out all the surfaces. With a fresh new coat of paint, it does make the area looks new and different! We have kept to our original intentions of keeping the place black and white from walls to doors and frames down to flooring too. Even the pipes are painted black to bring contrast to the walls. The window frames are black to contrast the white walls.

Here's a look at the painted black pipes against the mosaic wall in the powder room and a black pipe in the master bath against the grey tiles.

Downstairs, the trunking are painted black too. But they will need another coat of paint as it's not as easy as painting a wall. Wirings are left for the installations of ceiling fans which we are targeting for this week to be up.

The store under the stairs has just been given one coat of paint, still looks patchy, will need another coat of paint. Upstairs in the master room, the frames are all painted black and the doors white.

looking at bedroom 3, the frames are all painted black and the glass railing has been delivered to site. Waiting for installation now. Come tuesday, the electrician will start fixing up the lights.

Reno@Yishun - Toilet updates

Feature wall in common bath
Some reno updates on the Yishun flat. All the floor tiles have been finished and covered up with protective covering so there's not much I can take photos of. So here are some photos of the toilet updates!
everywhere looks like this now, with the protective covering.

Above: The new HDB flats are accessible friendly, meaning they have a small slope down from the common corridor inwards to the bathrooms. So we overlay new tiles but kept the existing floor tiles. And because of this, the shower area we have to build a kerb up to hold the glass shower partition which is shown in the photo above.
There's also a big "hole" at the bottom of the shower alcove area because there's where the current floor trap is. So we left a hole there so that the home owners can access it if there's a chokage.
Here's a zoom in photo of the "hole", you can see the floor trap in this photo.
The wall tiles in both the common and master bathroom are completed, now waiting for the shower glass partition to be erected and to install the shower set.

Next will be to touch up the wall tiles and do up the false ceiling, install the shower set and sink.
Heard from contractor that his carpenter is on leave this week, so there's not much progress for a week. Sadness. Hopefully we can finish this project in december as planned!!!

Hi there folks!

here are some photos of the Kovan Maisonette updates.
Some updates on the stairs. The contractor has used large pieces of wood to line up the side of the staircase and the glass railing will be tucked inside this piece of wood panel.

Close up on the details of the sides of the staircase. Really nice work here. The glass work subcontractor was suppose to handle this portion together with the installation of the glass, but he surrendered and so the carpenter came in to do this scope of works. And I heard is at carpenter rates.
Updates on the study area. Owner decided not to have any accent wall colour in the study, so we are also fine with it. Best to leave it white since it's quite a small room but good enough to house a study table and a sofa bed. The glass panel and glass sliding door has been installed.

Next up: Glass sliding door between the kitchen and the balcony, lots of daylight coming in through here. The owner has gone for full height fixed glass panels on both sides with glass sliding doors opening like a french door.

Above: aircon at master room, can see a short bit of trunking which leads into the aircon unit. It's coming in from the compressor on the right.
Above: Aircon in bedroom 3, the trunking is fully boxed up, so you can't see a thing here.

Above: Bedroom 3 ceiling fan installed and wrapped up to prevent dust. Accent wall in lavender is finished too, but needs some touching up work. FSM said to have all the upper bedrooms in pink, peach or purple. So Bedroom 2 and 3, we have chosen a cool greyish purple for the couple.
For the master room, the couple has purchased a Sakura print wallpaper online. I've yet to see the print myself yet....

The couple has bought really cool looking fans for the lower part of the maisonette to keep the place in a cool vibe.
They have purchased a vento fan for the dining area and a haiku bamboo fan for the living but not installed yet. So stay tune for the photos!

Reno@Kovan Maisonette - updates!

Today we went down to settle more carpentry dimensions again now that the glass door is fixed and the box up is completed. Above is the box up (brown) from the living room and photo on the right is view from the balcony area. We need to extend the wall because it has to be long enough to receive 3 panels of glass from both sides to have the open kitchen. Currently the wall is too short, so without the box up, the glass panels when we slide open will jut out too much.
When we arrive the guys were installed the kitchen glass door, before we left, the glass door is fully installed.
Below are some window grille updates. The owner has sub out the window grilles to another contractor, so now it's all fully installed.






Below: here's how it looks from outside along the common corridor. The spacing of the grilles are quite wide, so there's more daylight coming into the rooms.



Below: here are some photos of the tiles in the Kovan maisonette. Decided to take some photos of it cos it looks really pretty. Please ignore my wrinkled feet. The emphasis is actually on the homogenous wood tiles.

3 sub trades came in today - the parquet will be doing the handrail for the staircase, the carpenter who is doing the most complex curb because there's lots of measurement to fit all the staircase thread and riser with the integrated lighting and the glass contractor who is doing the glass railing.

Reno@Yishun - Choosing of laminates and pebble wash

guess which packet did the couple choose?

although there are only 5 packets here, they took almost half an hour to choose because they were afraid to choose a wrong colour. Imagine when we gave them the laminate catalogue to choose for their kitchen cabinets!!! hahaha....think they almost fainted. So we told them to take it home to choose but in the end, they decided to let us choose a few samples for them to make it easier for them.

finger cross that the reno will finish by end Nov! So that the couple can clean up, move in and spend their first warm christmas at their new home!!!

 It's Monday again folks and reno works start again!!!
Main Gate installed : Open and close
The gate is by owner's subcontractor, finished in dark graphite grey. FSM says to have either main door or main gate to be in grey colour.
Main door installed too. We have chosen a finish in an oak wood colour veneer. No patterns, just a plain one and to top the cherry on the cake, a super duper fancy electronic lock by the owner

Final coat of lacquer is done for the parquet. And the curb is all ready to receive the glass railing and lights.
Tic Tack door for the staircase store is finished. Right photo shows the sides of the curb, all sealed up.

Master bath Vanity
Bathroom updates. It's wednesday and the carpenter has delivered most of the carpentry to site and the bottom cabinet for the upper floor bathrooms are installed.
The TOTO sinks have arrived on Monday and the tap fittings are also on site too, so everything is here for installation.
The owner has opted for open shelving for the top, a small open shelf on the side and swing door cabinets.

Reno@Kovan Maisonette - More partitions up for Master and installation of bedroom doors

So much lights comes through the window that it's quite hard to get a good photo of the door, so nonetheless, here's a zoom in on the veneer pattern which we have chosen for all the bedroom doors. It's in a colour that matches the parquet flooring.
Lockset has been delayed as the chosen fitting was out of stock, so we had the owner choose another lockset from another supplier. Not sure when the lock set will come.

Owner has sub out the walk in wardrobe to another sub con, so a newly added partition was installed by the subcon. Main con was complaining that the lacquer for the parquet has been done and now he has to paint the new partition and worry that the paint will splash onto the parquet.


Above: another view of the bedroom door. The aircon position has been readjusted, not sure why, probably due to Fengshui I guess. Although it's a bit weird now, blowing directly at the partition wall.
