And they are all terminating at the master room false ceiling area, comes right down along the wall (right) and under the window area and out to the condenser unit.

Reno@Buangkok - 4 room BTO HDB flat
Here's a new BTO flat which we are currently designing and the layout is quite similar to the one which we did in Yishun.
There are a few subtle differences between the Buangkok flat and Yishun flat:

There are a few subtle differences between the Buangkok flat and Yishun flat:
- There's a kink to the right of the main entrance which opens out along the common corridor whereas for the Yishun flat, it is facing into the flat.
- The kitchen has 2 windows facing the service yard which makes the kitchen much brighter
- The aircon ledge is outside the master bath whereas the Yishun flat, the aircon ledge is outside the master room

Reno@Bishan Maisonette - Renders Sneak Peak
B Maisonette is going to start reno soon!!! FSM has advised for the couple to start reno on the 14th Feb which is the last day of the Lunar New Year. However it will be only a ceremonial "reno" procession because the couple hasn't gotten their 1st appointment yet.
We are still in the process of tweaking the design to finesse.

Left of dining area is a bronze tinted mirror finished cabinet, a special request from the FSM. And to tie in with the whole garden and fish pond theme, we are using quite abit of wood looking laminates here. Looks kinda dark though, probably we might use a lighter wood laminate to brighten the whole area.
We are still in the process of tweaking the design to finesse.

Reno@Buangkok - Option studies
Some different living dining options which we are trying out after we met the young couple. Trying to think out of the box! It was fun doing all the studies and leveraging which might be the best option for the young couple.
(a) Feature long bench with storage underneath, allows the flexibility of dining table to shift up and down. Long bench also serves to let guests watch telly, it replaces the traditional sofa concept.
(b) Island counter and dining area. Allows 2 way entry to the kitchen
(c) Separate living and dining area by means of platform and storage cabinets. Living area becomes very private and exclusive.
Here's the final layout which we presented to the couple where the dining area becomes really flexible and something which they wanted - long bench and bar counter. They can eat along the bench area, facing the bar counter or perpendicular to the bar counter.
Usually we propose feature lamps above the dining table but since the Buangkok design is so unique, the feature lamps will be above the bar counter instead! And I heard the couple is really interested in the Tom Dixon Beat lights too!

Valentines' day - New shoes from Hubs!
Been wanting to own a pair of Melissa Jelly shoes! Because they are so comfy I heard. Last week Tangs was having a 2 day sale and I didn't managed to attend the members only closed preview as I had to attend a glass supplier presentation. So i went on the 2nd day of the sale after my CTG scan at the gynae's.
It was not crowded but they only left with size 8! which was slightly too big for me....but i was so going to buy it until the sales lady told me that they have just replenished stock and they have size 7!!!!
OMG! i was so elated!!!!
can't tell you how happy I was.
yes. shoes makes me happy!!!!
and not only that, I did a red hair extension at Far East for only $5 (which was done in 1min flat) and bought a knotted necklace $14 too which I have been eyeing for the longest time!
I felt so accomplished.

Our Belated Valentine's Day Arrival!
My Dear Friends and Readers!
I'm proud to be a newborn's MAMA again!!!! *beams*
Introducing our new arrival, just 2 days after Valentine's day, arriving in the wee early morning and making a flash entrance into our lives, baby William James Goh. He's healthy, has all 10 toes and fingers, cries out with all his might, poops 7 times today and loves to sucks his fingers. I've yet to see his eyelashes yet, though hubs and I think probably he may have some after a while but god knows! So fingers cross cos his eyelids are so heavy and he hardly opens his 'sticky' eyes.
Meanwhile, please bear with my slow updates and reno progresses on my blog as I will be quite tied up with bb James and making adjustments in our mundanely routine lives. But I promise to update all our reno progresses as often as I possibly can!!!
till then, wish me luck in my breastfeeding!

Reno@Bt Panjang Maisonette - More works completed after the long Lunar New Year break
After a one week's break for the contractor, it's back to work again! The reno is almost coming to 70% complete now leaving the carpentry to come in which is the final league.
Items checked:
1) False ceiling
2) installation of lights
3) painting works
Next will be some general cleaning to let the carpentry guys come in! YAY! and then we can finally see the outcome of this maisonette. :)

Reno@Bishan Maisonette - Tiles Selection Part 1
Here are the tiles selection for the Bishan Maisonette over the weekend. This is only Part 1! Why I say that is because the couple is requesting to go to Lian Seng Hin another time to view more tiles.
The contractor's regular tile supplier is from White Horse Ceramic. I didn't managed to go and view as I'm still under confinement. Hubs went with the couple and contractor. Apparently the range of tiles is quite limited and they carry mostly ceramic and porcelain tiles but we are looking towards homogenous tiles.
Also the wood tiles selection was quite limited too.
So we are going to have another tile selection soon.

Reno@Bishan Maisonette - Tile Selection Part II
My previous post mentioned that the couple at Bishan felt that the tile selection at White Horse was a bit limited. So this sunday, hubs was with them at Lian Seng Hin along Balestier to re-choose the tiles again. The couple brought the previous tiles which they have chosen from White Horse and wanted to find back the same tiles at Lian Seng Hin.
this time round they managed to procure all the tiles for all the areas.

Reno@Bt Panjang Maisonette - Recent updates
Here's a quick look at the progress of our Bukit Panjang Maisonette reno! Had a gynae's appointment this morning at 11am so I decided to sneak out early and visit one of our sites because it's been such a long time since i came here to take a look. Just want to make sure that everything is ok!
Main entrance lockset has been installed. So are the bathroom locksets too! Very nice!
All the wirings in the kitchen have been laid. The contractor's guys are coming to clean the parquet this morning and so are the IKEA contractors too!
Finished look of the common bathroom downstairs.
The door under the stairs is original. we kept it and requested for the contractor to paint white and make good.
Added a "fake" beam running across the staircase landing and we added lights. Look out for the photo later where we on the lights! I think the effect is spectacular! very cool!!!
All the door frames are painted black and we kept all the existing doors, sand down and given a white coat of paint.
Here's the other common room upstairs and the accent wall is in a lovely grey colour.
Purple seems to be a favourite among my clients!!! Must be a really hot colour.
Here's the beautiful view of the reservoir from the balcony.

Here's a look at the master bedroom. The false ceiling is all done up with the recessed LED lights. Painting and accent wall is also finished and today the parquet will be polished! The room looks uber bright and cheery! The missus has chosen a really lovely accent wall colour from the Dulux Wash and Wear catagory. It kinda matches her toilet wall tiles. A very soft hue of the maize colour.

The balcony is using a bi-fold door that is opened on both sides to make the whole space 'open' up. It is definitely more porous and ventilated than sliding doors. And one side of the wall (left) of the balcony is tiled with the wood tile which looks so nice!!! Brings out the contrast of the white bi-fold door and white parapet.
Yard roller shutter is in too, here's how it looks on the outside.
The yard is finished in a brown wood tile, exactly the same tile which we used for the balcony.
this is the uber down and up lights i was talking about at the staircase landing! very cool huh!

Reno@Sembawang - 4 Room BTO flat Floorplan
A new project which we are embarking on the moment. A 4 room type 2A apartment in Sembawang belonging to a nice young couple who has engaged us to do the interior works.
After consulting the FSM, there were a few 'rules' that were set for the design. And like all couples, they would want a certain future planning for their extra bedroom. Here are some study options which we are looking into.
Currently the couple has their eyes on a certain brand's desk which needs the person who is sitting at the desk to have his back facing a wall as advised by the FSM. Therefore, in all our "Current" proposals, the person sitting at the desk always has his back facing a wall.
However due to space constraints, for "Future" planning, the desk's orientation might have to be compromised in order to fit a single bed and a wardrobe.

Reno@Bt Panjang Maisonette - IKEA is here!
Hi there, over the weekend, hubs was at the Bukit Panjang Maisonette to go through the carpentry drawings and here are the progress over the week. The parquet upstairs have been polished. All the door frames have been painted black and matches the current black skirting like a ribbon.

The staircase railing has been installed. It's a slim lined vertical railing. The IKEA couple wanted horizontal railing in the first place but we advised them for vertical ones to prevent safety from falling. Horizontal railings allows young children to climb onto them easily, something which we learnt from work.
IKEA contractor has been here since Monday and it's already Saturday today. They are still in the midst of installing their carpentry. They have finished one straight counter at the back and an island but they are still short of another L shape counter.
I wouldn't say they are slow because it's quite a huge kitchen and there are so many parts to it, especially I heard that there's some parts which belongs to the older model and some parts of the kitchen are new models. So the carpenters have to match the old spare parts to the old models and new spare parts to the new models.
Here's a view of the kitchen from the dining area. The cupboard doors are all covered in a blue protective film now. The top and bottom cabinets are finished in a white laminate. The countertop will be in white too. We didn't want to be caught in something trendy like back in the 90s where everyone wanted something "Zen". So for this kitchen, we aimed for something that is simple and pure. So literally white was our first thought. White is definitely our choice of colour when the IKEA couple wanted a bright, spacious, airy and bright look for their new home.
I guess it might be hard sometimes for us to have clients who are willing to have an all white kitchen as many are afraid of maintenance. White might turn yellow or white is difficult to keep clean at all times. It's definitely true to a certain extent but my all white kitchen has been quite "white" for the past 5 years and I'm not complaining.
as one chef used to tell me..."wipe as you go". So everytime when i spill something over my kitchen top counter which happens to be white too, i will clean it up. And so far my solid surface top looks quite pristine from far. haha...let me stress the words "from far".

The centre island has a cover panel which is finished in a wood laminate to match the flooring.
Once the carpentry installation is completed, next will be the installation of the countertop!

Reno@Toh Yi Maisonette - Tiles selection
Over the weekend, hubs was at the tile shop to help the Toh Yi couple to choose their floor and wall tiles. They have gone for an almost monochrome look except for the balcony tiles. Black, white and Grey.
The bathroom wall tiles will be finished in a marble looking tile with a dark grey floor tile. Very similar to my current bathrooms in my home. For the bathroom downstairs, the wall tiles are looking towards a more stoney look, also in a soft grey hue colour.
The living room is all white tiles and kitchen is in a medium grey.
We have gotten our HDB permit so hacking works will start on monday.
