DIY Hot Air Balloon

 As i mentioned in my previous post that I'm having a Hot Air Balloon theme as our dear James is Growing UP UP and AWAY!

Thought I would do a little update on our project in Sembawang. The couple has gotten their keys and are ready to start reno works but it's just some minor tweaking of the design and for us to prepare the drawings and renderings.
 
Although all the HDB BTO 4 room flats have the same layout, we try our best not to duplicate our design from one home to another as we truly believe everyone is different especially their living styles.
 
So here's a simplistic couple who wants to have as little storage as possible or minimal built carpentry. 
 
The simple couple will be keep their extra room empty so above are 2 views of their master room with a simple vanity dresser. We have added an accent wall along the vanity dresser (something usually we don't do as it's always behind the bedhead) to add some colour to the room as the couple is not intending to put any tv in their master.

As I have mentioned before, the couple is really quite the opposite of hoarders so even the kitchen top cabinets are excluded. We are proposing for some simple shelves here so that they can put their crockery and knick knacks for display.

It's been quite awhile since I last updated on our T-project as there were some changes in the design floor plans. Now that the design is more or less fixed, we have started our renderings and the main focus is on the 3 bedrooms upstairs.

This project is definitely very customized not so much in terms of carpentry, rather more in personality. The design is still very contemporary,  indigenous to modern urban living travels and akin to boutique hotel interiors.

The owner is intending to purchase quite a few bathroom items online like his Kohler Yin Yang Sinks and medicine cabinets. Even his faucets will be bought online too. He shares with us his love for online shopping because he explains that it is so much cheaper compared to if he were to purchase all these items in Singapore.

The lounge room is where he intends to study and watch home movies. Thus a projector screen and a short throw projector will be house here.

The master bed faces a very spacious walk-in-wardrobe (WIW) and the entrance to the WIW is being separated by a bi-fold door which folds open to both ends. Almost the entire room is being converted for the wardrobe area.

The reno aims to commence in April.

Dear friends & readers,

After passing one week from baby James' shower party, i felt that it's time to let you all know that it's been a trying week for us as our helper has left without a word the week before last.

It was a very busy and frantic transition for both our families. She left just 4 days before our baby's 1st month celebration when I was still in my confinement days. And i was in the midst of preparing the baby shower by myself at home with hubs handling our current projects on site. It was very sudden and we were very shocked with our helper's decision. We have no choice but to agree amicably to let her take the first flight home. Frankly it took me a few days after she left to have it finally sink it in me that my helper has gone home. And they say post natal mothers are very emotional and prone to depression. 

I think I was so numbed with shock that I couldn't even have time to react.

My confinement nanny was kind enough to offer me help until my new helper arrives in 2 weeks which I hope the new help will be of good use to us as the last. But we will still require at least 1-2 weeks to train her up to speed with our daily routine.

Please do bear with us on the late replies in emails and updates on my blog.

Reno@Bishan Maisonette - Hacking works completed!

This morning, all the tiles are delivered to the void deck because the demolition and hacking works have been completed at our Bishan EM. Tiling works are going to commence soon!!!

Here's another one of our maisonette projects running concurrently at the same stage as our Bishan Maisonette project. They are running head to head! I wonder who will reach the finish line first? I guess it will make a good comparison between the two.

A quick review, the Toh Yi Maisonette is the one where they have bought the corridor leading to the main entrance so there's more privacy as compared to the Bishan one. Above is the photo of the corridor which I'm speaking of. All the wall and floor tiles have been hacked too!

here's looking at the kitchen and living area from the yard.
This layout is exactly the same as our Kovan Maisonette project.
WOW! so this is have it looks like with the kitchen cabinets all torn down and the wall tiles removed! It's a beautiful brick wall!!! But too bad, after the hacking works, there are tons of "Wolverine" claw marks all over the brick wall, so we can't really use it anymore.
 Floor tiles all removed and built in cabinetry for the upstairs bedrooms.

Here's another maisonette which we are currently involved in Hougang and we are keeping it under the wraps for quite some time now.

And I'm proud to announce that... 
We are nearing to the finish line of our H Maisonette!!! WEE....!!!

Carpentry is going to start on Monday which is the tail end of the whole reno works cos that's the part where it will all start to fall in place and you get to see the final product of our work.

I'm so excited about it!!!

Reno@H Maisonette - Hamper!

While I was breastfeeding James, our door bell rang and it was the couple whom we are helping to do their reno in Hougang! What a HUGE surprise it was!!! The hamper covered half of the upper torso of the delivery guy who is none other than the male counterpart of the couple.

Guess what is the hamper made of?
It's a 3 tier cake made of diapers wrapped in blue polka dot ribbon. So cute!
And the topper of the cake is an adorable and cuddly teddy bear with a letter J.

Here's one of our newer projects which is going to start renovation soon. Hence here are the updated renders. The couple has been very clear and decisive with their needs and wants for the home reno. The master bedroom will have a blue accent wall as advised by their FSM, in fact all the rooms to be in an overall blue theme except for the kitchen which is supposed to be in yellow. Which is the reason why we choose an overall orche laminate and countertop for the kitchen.

Reno@Toh Yi Maisonette - Tiling works

View of kitchen from main entrance. we are going to do a half height wall here in the kitchen to allow more daylight in.

Tiling works have started this week and the hacking works is more or less completed. The place is in a mess now, wires dangling...piles of sand are everywhere for the screeding works.  If everything goes smoothly, tiling works should finish in about 3-4 weeks. Waterproofing of the toilets will start soon before they lay the floor tiles.

So far so good. :)

Here's a photo of the current staircase. It is finished in tiles and the previous owner has built a wall with glass blocks instead of a railing. We are not exactly very fond of the glass blocks here so the idea was to patch up to smoothen the wall, however the home owners decided to hack the entire wall and have railings erected there. That way more light can penetrate through the staircase area.


 All the wall tiles for the bathrooms are completed.

 The half height wall in the kitchen is also built and plastered already!
All the curve edges in the flat have been knocked off and straightened too.

And the balcony walls are being plastered too!

Hello!
Here are some updates on the Bt Panjang Maisonette. The carpentry is almost finishing soon and the countertop folks are here today to measure the kitchen.
Let's take a quick look to see how much work our dear carpenter has done!

He's super enjoying his drink here while he jaga the main door for them.

Reno@Bishan Maisonette - Tiling works in progress

Tiling works have begun on the upper storey bathrooms. Currently over the week, one of the bathroom walls tiles has been laid. This week will continue for the other bathrooms.
 Over the week, all the masonery works have been completed.
above: More masonery works on the lower storey, here's looking from the main entrance. According to FSM, it is not advisable to open the main door and to see through the whole flat, so a divider has to be erected to block the view.  So we are going to do a shoe cabinet here!

The reno at H Maisonette is finally completed and the home owners are going to move in anytime soon! Here are some snippets of the kitchen carpentry photos. So sorry for the "discolouration" in the photos as it was raining heavily so we couldn't get any natural daylight photos and had to turn on the lights.

Reno@Toh Yi Maisonette - Screeding works

Running neck to neck with the same reno speed as the Bishan Maisonette is the Toh Yi Maisonette! Both projects started reno almost at the same time and now the stages of completion of the sub trades are also similar. The corridor leading to the main entrance is fully plastered. The balcony floor tiles are almost 50% completed as shown in the photo. The couple has opted for a dark wood tile look for the balcony area.

 upstairs, all the bedroom floors have been screeded, ready to receive the parquet!


And remember in my last post on the Toh Yi maisonette that the couple wanted to hack away the staircase railing wall? Well, it's done! So there's more light penetrating into the staircase from the living room.

Here's a quick update on our project in Bishan. For the upper storey, all the bedroom floors have been screeded to receive the parquet.

Left: Wall tiles completed for the common bathroom downstairs. 
We are using a light grey running tone wall tile here. The tiles have some glitter to it.

Right: Wall tiles completed for the common bathroom upstairs. The wall tiles are very similar to the common bathroom downstairs except that they are sandy beige coloured.

Right: Master bathroom - very spacious and quite deep. The furthest end corner of the bathroom is the shower area.

IKEA COUPLE MAISONETTE
Here's a maisonette which is nearing to her finish line! Heard from the contractor that just 2 more weeks and the IKEA couple will be able to move in. At the entrance of the main door is a low height shoe cabinet as we wanted to keep the kitchen open and visible. Next to the main door is a skinny full height cabinet for umbrellas.
walking into the kitchen, we are still waiting for the counter top to be completed before we can mount the kitchen faucet. We have 3 sinks here in the kitchen. The hanging rail from IKEA is mounted onto the wall at a staggering length of approx 3m.
 Above: TV console door panels are all in and we are all set to mount the beautiful flat screen here!
 Above: here's how the internal storage looks like.
a zoom in on the tv console bottom part - we have created horizontal ventilation slits at the flip down door panels to prevent heat built up by the media players. This way, we hope to allow the heat to dissipate out, rather than to be built up within the tv console.
 Window grilles are up in the balcony.
Updates on the upper storey bathrooms. The corian countertop is mounted onto the cabinetry and now we will need to install the sink! There's no flush lights at the bottom of the top vanity cabinet because the owner wants to hang a metal rod here to put her toiletries.

Hougang Maisonette Final Bathroom photos
>>> Common bathroom upstairs. The couple has decided to skip the usual granite or solid surface countertop and opted for a new product called Kompacplus which is 6mm thick and comes in solid colours and woody grains.
Above: The master bathroom has an over counter sink and hans grohe faucet. The top vanity cabinet has top and bottom flush lights to give a nice warm glow to the bathroom.
Above: Again, the master bathroom is using Kompacplus for the counter top.
