Reno@Serangoon - it's all starting!!!
me and Jules' feet put together.
Amazing stuff here. Our project in Serangoon just stormed right under our noses!!! The owner has gotten her own contractor who did the reno for her sister so she's quite comfortable working with him. The speed of things is like swoosh!
The planning of the layout took the longest because of the FSM. So it was back and forth for a month but when the minute the FSM said ok. The contractor was on board and with our drawings, he submitted in for the HDB permit and we are now in the midst of the hacking!
To save cost and minimise the hacking works, the entire living cum dining and all bedrooms will be overlaid with vinyl flooring and the only hacking of floors are applicable to the kitchens and bathrooms.
So this weekend is tiles selection and the following weekend we are going to choose the carpentry laminates already! So fast so little time!

The Fengshui Flat
We were approached by a family of four to design their HDB flat because of the many requirements from the FSM aka Feng Shui Master and the need to cater space for existing furniture. It caused quite a headache to the missus of the house and so she decided to leave the job to us.

We were approached by a family of four to design their HDB flat because of the many requirements from the FSM aka Feng Shui Master and the need to cater space for existing furniture. It caused quite a headache to the missus of the house and so she decided to leave the job to us.
in summary
- the daughter's room had to be the furthest end.
- tall cabinets have to be placed where the FSM says
- the fridge had to be placed outside the kitchen
- the shrine had to be at a certain location and cannot be under the beam
- no headboards to be under beams
- everyone in the family has a sleeping position in the house
- water feature is to be placed where the FSM says
- there shall be no doors facing each other
- tv must be in front of a solid wall which belongs to a room.
- main door must have a partition of some sorts
- colours are to follow the FSM
- no cove lights in the bedrooms. strictly
- the usual - no cooker and sink side by side or directly opposite each other
- privacy entry to bedrooms, preferably not from dining or living
- storage area for harp
- service yard area for laundry
- laundry sink
- bright and spacious
- to fit existing 1.5m dining table, 2.4 x 2.4m sofa, 2 wine cabinets, 2 chests of drawers, quadrant shape table top (where possible)

Reno@Geylang - Carpentry is coming up this week and painting works is almost 90% completed
The bathrooms wet trades are complete now. Leaving the carpentry works. This week, the painter will come and paint all the pipes black.

Reno@Sembawang - Carpentry works
Carpentry works have been going for a week now and it's almost near completion. Let's start from the living and entrance foyer where we have the customised tv console and shoe cabinet. The shoe cabinet is specially designed to have the same depth as the existing DB cupboard, therefore, it's much shallower than most shoe cupboards. Doesn't look like the usual DB box now right?
That's because we took out the existing doors and replaced it with new ones so that it looks like one of our cabinets.
For the kitchen, the couple specially requested for side drawers around the kitchen sink. Below are some photos to illustrate what I'm talking about.
And above the kitchen counter, we have 2 long shelves with integrated lights to shine onto the countertop. Really pretty! And the sides of the tallboy was specially chosen by the missus to match the countertop which will be installed later this week. so stay tune for the final looks!

Makes the whole bathroom looks bigger. It's not finished yet, have to wait for the countertop to come in and install the faucets and WC, then the whole bathroom will be complete.

it's almost near completion!!! YAY! The carpentry was up within 3 days and the silestone countertop is slated to come end of this week, afterwhich the glass backsplash will be up. The painters have dismantled the existing timber doors to bring back to the factory for a spray paint job. Meanwhile, they are painting the door frames and piping works.

Nice looking wood grains here for the kitchen, running vertically. Usually we have the top cabinets in white and bottom wood, but for this home, we reversed the colour palette.

Reno@Bt Timah - More tiling works and false ceiling 90% completed
Living room - the light holders are almost 90% completed here, electrical wirings are running all over the place. The floor tiles are not up yet though. Air con trunking laid already. we are still waiting for the roof to be erected so that the windows can come in and then the balcony floor tiles can be laid as well.
Above: discussing on the kitchen cabinetry here. The carpenter has measured all the site measurements for upstairs but because the kitchen walls were not up yet, so he couldn't take any measurements. So today he's here to take more measurements.
The concrete base for the kitchen cabinetry is completed too! All concealed wiring for electrical in the kitchen has been pulled along the kitchen counter. The ceiling works above the kitchen is also in progress.

Bedroom 3 - future study room, parquet laid! Needs to sand and polish next but this will be much later cos that will take a few days to complete.
Yup we have chosen a bright smurf blue colour for the walls. Just kidding! it's the previous colour of the room by the ex-owners. We are going to do some exciting painting stuff here. So stay tune for her transformation!!!

Below are some photos of the beautiful kitchen finished in nice woody grains and our favourite white. For this kitchen, there are no upper cabinets only shelves for display. What we have done here is to add some pretty small task lights under the shelves to bring more focus lights on the kitchen counter top. The hubs has gotten the power track and below is a photo of how it looks. cool huh!this is our third home which is using these sort of power tracks.

Really love this photo above!
The dining table together with the chairs were bought online. I totally remembered the time when the couple asked for our opinion on the colour of the chairs and we told them to buy white instead of other colours and seriously I don't regret it!

The bedhead wall is finished in a really lovely light blue which is chosen by the couple. And the side table is a bright ocher yellow! So cheery!

We only added the feature wall, the floor tiles are the existing HDB ones. We kept the floor tiles to save costs and chose a wall tile that would match the existing tiles in the bathroom.
Common bath vanity area.
Toto sink and white solid surface countertop.
The mirror will be installed another day by the contractor.
Master toilet where the shower head is huge! compared to the common bath.
The master vanity countertop is finished in a wood top.
The couple has opted for a countertop sink from TOTO.
For the master wardrobe, the same palette is used throughout the whole flat to give it a consistent look. The sides of the wardrobe are finished in a wood laminate with the doors in white. Same as the kitchen.
Moving on to the living area.
A franc franc patched fabric sofa dominates the living room!

Reno@Kim Keat - Carpentry starts!
Today the carpentry starts!
Early morning and all the carpentry carcasses were delivered to the void deck area one by one. When we arrived, we saw the amount of carpentry at the void deck and we went "WOW". That much huh!
Thought i was seeing the whole lot, until i stepped into the flat and saw the living room was already packed with carpentry!!!
Oh my goodness!
Guys are moving the carpentry in the living room into the respective rooms, so that the ones in the void deck can be simultaneously moved in. Before we arrived, the electrician was already on site installing the ceiling fans.

Reno@Bt Timah - False ceiling up!
This week, the false ceiling are all up! So the ceiling is more or less completed. The kitchen floor tiles are laid too and being protected under the cardboard in the photo below. We are still waiting anxiously for the roof to be up, followed by the windows and false ceiling and floor tiles.

Hope your weekend has been well. Today we are visiting the Kim Keat flat before we make a trip down to Lian Seng Hin for some tiles selection cos our Reno@ Bangkit is going to start soon! You can read more about the reno here. Back to our Kim Keat flat, the carpentry works are about 50% in progress. They have started on the kitchen first because then the rest of the carpentry can continue while the countertop guys can come earlier to do a site measurement
