Reno@Ancilla BTO - lights installed!

some updates on our Ancilla BTO flat reno. Over the week, the lights have been installed in the house and this week the carpentry is going to come in! The owner has bought really nice looking tracklights with warm lights.

Hollow block wall up! Screeded too! And we have laid all the electrical trunking first before the flooring goes on top so everything will be concealed nicely.
Here's a closer look at the new wall...the electrical face plates will be flushed neatly on this new wall!

it's just passed another week and the partition wall at the staircase has been hacked away. So the daylight is just beaming across the entire living and dining area! Looks so bright now!
The tiler has been very very hardworking and the kitchen wall tiles are completed already! Are you wondering about that "blank" wall? The empty portion in the wall is left blank because that's where the glass backsplash is going to be. So no tiles there!
 Looking towards the common bath on the lower floor. The walls are fully tiled here too.

Reno@Yishun Riverwalk - screeding works (RAW CEMENT)

Here comes a series of super duper raw photos on our screeding works at Yishun Riverwalk. I heard from my contractor that for the month of November, HDB will stop doing the floor screed for free for all new BTO flats. So hurry hurry!!! for those who are starting their reno and want to save some money for the screeding works!!!

Screeding works level up to the kitchen flooring as we are going to lay HERF here too! See how much screeding works has been done? Living, dining, corridor and all the bedrooms.

The wall looks like a free standing column in a deep black waters.
 Look at the highly texturized wall and floor!!! Patchy but with so much character!!!

Hi there!!
it's Friday again and we are here at our Ancilla BTO flat for a quick visit to see how the carpentry works are moving along. The entrance area we have 2 cupboards flanking on both sides when you enter. One is mainly a shoe cabinet with a customised small seating bench while the other side is a display cum storage cabinet.

 hubs talking to the carpenter cos we have some more details to go through.
 tv console - all in white. The missus of the house really loves white alot.
 Kitchen will be in white too!


 Blanco granite sink.
More carpentry in the living. These will go into the bedrooms soon once we are done with the kitchen. We are rushing to finish the carpentry in the kitchen because we are going to measure the actual size for the countertop this morning. Aiyah...the carpenter got the vanity bottom cabinets done wrongly so the countertop guy has to come in next week to measure again.
 All the ceiling fans are installed! Here's the living room
 bedroom ceiling fans with the accent walls. Looks very refreshing! 
Though the bedroom veneer doors are abit dark.

Carpentry is done!! now waiting for the electrical appliances to come in so that we can measure the "Cut Out" of the stove for the countertop. Are you wondering what is this huge grey colour thingy in the photo??? Looks like a mega big gunmetal Fisher and Paykel fridge yah!!!

This week, the staircase store room wall has been removed!!! Now it's the decision to go with swing door for an easier access or the pull out drawers to store items. I guess both has its merits. For the swing door, you definitely can put long bulky items. For the pull out drawer storage, although it is being limited by the depth of the drawer track and you can only put items of a certain size, it definitely is much easier to retrieve items in a small space.

 The common bathroom wall tiles are completed already, leaving the flooring now.

For the common bath, we are changing to a frosted glass swing door, so now the original door frame has been removed and the contractor has patched back the wall edges to receive the glass door.
 Marble tiles are here on site already!!!
 The tiler! All smiles behind the mosaic wall which is done up really well!!!
 And more tiling to be done in the kitchen!!!

hmm...from this photo, the living room looks abit small, much smaller on plan!!! Think we have to re-propose the size of the downlight location.

FINALLY!!!
we have gotten our roof approval when the reno is almost 90% completed!! OMG what a long and tedious process it has taken. BUT the most important thing is that we have our roof now! YAY YAY!!!







Now the balcony is weather-tight from sun and rain.

 Up and down lights for the vanity area. The counter top will be arriving over the weekend.
The last time when i visited our B Maisonsette, I forgot to turn on the lights to show everyone how pretty this bookshelf is!! So where the lights are, that's where the mattress is going to be!!! So at night, if there's a need for light reading, the user can turn on the lights above. easy peasy!
Here's the bedside light switches. One for turning on the cove lights above and another is the lights at the bookshelf. And we have added powerpoints here too, just in case there's a need to charge up any mobiles or tablets.

This is the sort of thing which you can do for customised carpentry - you can add lights pretty much anywhere and everywhere!! And it's all concealed. Here's a really pretty platform bed which we have done up for one of the son's room. The headboard is finished in a cement looking laminate, with a raw woody laminate bedside drawer. The bedframe is lined with LED light strips at the bottom to give a glowing effect.
And the tracklights are installed to bring focus and attention to the brick wall. The whole effect will be more complete once he puts up some posters or big picture frames.

These yellow caged lights are bought by the home owner online and the light cords are finished in braided nylon. The plastic black socket and the nylon cords creates this really retro and vintage vibe to it, bringing a conversation piece to the kitchen island.

DIY - Xmas brown paper goodie bag

Christmas is around the corner peeps!!
I'm starting to do up some Christmas goodie bags for the kids at school. And here's what I've come up with.

Things you will need:
1) brown paper bags which i bought from SKP
2) star stickers from Popular bookshop
3) green coloured paper from Daiso

Method:
1) I cut the green paper with the triangle lengths at 4cm.
2) fold the triangle into half
4) Gather 4 triangles which have been folded into halves and stick them together. And you have your tree!!!
5) stick tree onto paper bag, decorate with star sticker, draw the tree trunk with a brown marker.
6) And you HAVE YOUR VERY OWN XMAS goodie bag.

haha! today the aircon guy must be very "stressed" because so many of us are watching him drilling a hole! Anyway we are just here to make sure that everything is in order, talk to the electrician and contractor before we head off to another site.

Hi there, we are into our 3rd week of the reno now. And the tiling works for the kitchen is about 95% there. The flooring is completed already! All 3 bathrooms wall and floor tiles have been completed as well.

Balcony area. wall tiles to half height for easy maintenance as we are not having any roof above us.
For the floors, we are going to have dark wood tiles here!

ritey, can't wait for the marble tiles to start....cos that should take another one week or two..and soon it will be christmas already!

Our client requested for the top to be changed to glass for the daughter's vanity area and look what a good job our carpenter has done!! Actually it's quite difficult to remove the entire plank out as it's been glued tightly into the cupboard, but our carpenter managed to pry it out and touched up the sides, added the glass top on!

voila!

kudos to him!!!

this has got to be one of the coolest light bulbs we have in any of our homes!!! I've always wanted to buy one like these but never got the chance. Seriously. IT'S SO GORGEOUS!!!

Anyway if you happen to walk pass Paragon Gastronomia at basement, I think they are using these light bulbs too. It's way too cool and the laminates which they are using for their shops are the same ones which we are using here for our B maisonette too!!!

Reno@B Maisonette - Common bathroom in cement screed tiles

entering the boy's bathroom...
i love how the wood tiles match up against the dark grey bathroom floor tiles. 
 And how the whole bathroom is lit up with lights! 

I guess everyone would love to come home to a nice bathroom to take a hot shower after a long day at work. Makes a home very welcoming and soothing, isn't it?
 

The boy's bathroom has a raw and somewhat industrial looking theme. It isn't totally hardcore industrial because we have hidden all the pipes and ductworks. We tend to like a more minimalist approach to our designs as the saying goes: less is more. Although it wasn't our intention to go industrial, my guess is that the cement looking tiles might be the work of it. The whole point is to break away from the usual white or travertine look and to have a more masculine approach to the design.

Now that the countertop has been installed, the sink and faucet is up and running as well.  The downlights from the mirror box flushes the lights onto the backsplash so brightly that you can't even see the grouting and it seems like the backsplash is finished in real cement screed!!!

The boys are so lucky!! Look at the long counter space for the vanity!! can put so many things like hair wax, shaver, after shave, comb, toothbrush, mouthwash, hand soap, la la la la....the list goes on and on!!! I think for a girl, she can put an island of creams on that countertop!!!

Tiles selection for both bathrooms, living areas and kitchen backsplash.
 This morning we went tile shopping!! And we (or rather the couple)were very fast about it. Guess it took less than 1 hour to choose all the tiles for their new home.

this is how the kitchen looks like after tearing down the cabinets!! The portions in dark grey is the original HDB wall tiles with glue on them and the white tiles is the current one that the seller used as the kitchen backsplash.
 Flooring to be patched back and made good with new matching tiles.

Master bathroom - wall tiles completed except for the shower area. The worker is installing the mixer.


And we have hacked out the wall in one of the bedrooms! hah! sure brightens up the entire living room!
