Reno@Bt Timah - Kitchen Study options

A family of three recently purchased a second hand apartment in one of Singapore's prime housing estate. They required a major overhaul for upstairs and downstairs. One of the priority was to have well adequate ventilation and lighting. The design focus mainly on the public areas and the constraint was to marry the flying beams with the new layout. The brief called for a new toilet, helper's room and a spacious kitchen with a laundry yard area.

It's a public holiday in Singapore again! And considered a long weekend if you have taken leave for friday thereby rendering you a 4 day rest week. Now that's a lo...o...o....n...g.. break!  So before a good break, I always feel that I should do more work.

So today I'm clearing all my backlogged posts.
Starting from last weekend where we went tile shopping for the BTO sembawang flat along Balestier road. We picked up a lovely wood tile for the bedrooms, grey hues  for the bathrooms, a super white tile for the living and subway tile without bevel for the kitchen backsplash.

Next, we have started on 2 new projects where you can read the intro here and here.

ritey ho.

Happy Labour Day everyone!!

Hi there!
Hope you all had a good holiday weekend. Well, we had a very busy weekend visiting all our reno sites and dropping by my favourite furniture shop IKEA to do some quick retail therapy! Let me side track a little cos I really want to share with you folks if you are a bird cage lover and an avid IKEA fan...well. that's it. IKEA is selling decorative bird cages!!! and i bought a black one. :)

ok back to our reno updates.
The Toh Yi maisonette wood frames are installed, staircase is undergoing some building works for the curb and plastering. Most of the false ceilings are up, partition walls are up too.

Reno@Buangkok - Shower Alcove completed, false ceiling up

 a young couple's home
so fast a week has gone past and here are some quick updates on our BTO flat reno in buangkok. Both shower alcoves in the master and common bathroom has been completed with the shower ledges fixed.  The common bathroom feature wall has a lovely fine grain to it while the master feature wall is a bold and striking grain that gives a bespoke look.

The false ceiling in the bathrooms really do add that touch of polished look in the bathrooms. Don't you think so? It's so much better than the grid looking ceiling boards which HDB has provided.

Here's the feature wall of the master bathroom. It has a running tone, looks quite "rustic" and somehow from the pictures, it has a very resort feel to it, albeit it's in grey colour.
False ceiling in the master bathroom is up as well and you can see some A/C trunking here.
Parquet laid too in the corridor leading to the master room.
Box up all done up to hide the awful A/C trunking. The A/C was runned by an electric megastore and it was a shoddy work. Gave our contractor more loose ends to tie up. The A/C trunking was laid the easiest and shortest way, the workmanship wasn't fantastic either. Plus the trunking was hung loosely from the ceiling so our contractor had to use brackets to bolt it tight to the ceiling before he did the box up and the false ceiling.
Box up in the living area
Here's a little something different and extra character to this place - the cement screed finish wall in the kitchen! The couple wanted a feature wall and they told us that they would love to have a cement screed finished wall and so here it is!

 think Tadao Ando!
lastly, windows installed already!

Carpentry is going to start next and that's almost the final leg of the reno.
stay tune for the finished product.

Reno@H Maisonette - Study Table & Book Shelf

Thought it would be nice to start the week by showing you all some pretty pictures of one of our projects in Hougang. I'm one that has a penchant for lovely bookshelves and I personally think this one which we did for the H Maisonette is a lovely! Don't you think so?

I especially love the combination of the raw concrete laminate and woody grains. I totally dig them and think they are quite a nice match! Plus the overall colour is in our favourite white. If budget allowed, probably we could do a full length wall of this! Think it will be awesome and quite a show piece. But it will require maintenance to clean the shelves...something which is quite tedious too. So at least we got our client willing to maintain this floor to ceiling high bookshelf for now.
here are some pictures of the lovely detail and colour

besides the bookshelf, we also did a 2 pax study table for the family of 4.
The top cabinet is finished in white with dark woody interior and the bottom study desk wrapped in a similar dark wood laminate.

ritey. got to pen off here...
Just wanted to say that I can't wait to post our H Maisonette Final Photos but it has got to wait because Jay is gonna go for a 2 week reservist (our Nation beckons him!!!) and we really have to postpone taking final photos of our Hougang and Bukit Panjang Maisonette Projects.

So please wait for us!

hope you all have a good monday.

Reno@Geylang - a hint of the place

Yes, it's another Tuesday!
Picking up from my last post, we have a new project in Geylang which is moving along steadily. We are almost near the tail end of the design stage and moving towards the big reno. The drawings are all completed and quotations have been called. Should be seeing more progress on the actual works soon.

For this flat, we are doing something different again because of the family nucleus mix. Our usual clients are those with young children so we always have to be mindful of the design for safety and colour mix - less glass and brighter colours. However this time, we are doing something geared towards an industrial and retro interior. Thus we are adventuring out to other material palettes which includes raw wood, metals, neutral colours of grey, beige and of course our favourite and very versatile black and white.

Reno@Tampines - Renderings of downstairs!

Missed posting these renders of our T Maisonette illustrating the space downstairs, somehow I didn't see it in my folder. So here we go!
The design banks on the solid and heavy colours of the built works to anchor the operative units while bringing contrast to the white and light ceiling and glass works, creating an illusion of a wider space. The whites appear to be floating and seem larger than it truly is as the built carpentry appears smaller.

The kitchen in solid dark colours, inspired by Poliform. A minimal and seamless look.

Hi there!
Happy Vesak day to all my readers and today we are updating on 3 of our current projects, starting with Kim Keat cos it's nearest to my place. haha.

Morning the entrance steps to the flat was screeded to receive wood planks. By afternoon, it was almost dry.
And there was our usual guy who was plastering the windows
Here's a look into the master room and voila! Look at the photo below at how huge the master room has become after knocking down the store room and joining it together with the master.
See the grey colour patchy wall that turns up onto the ceiling? that used to be the store room's wall and it's been hacked off. The new store will become the walk in wardrobe! Also a store room actually. A store for clothes.
All the room floor tiles have been laid and protected.

Ritey, to cap off today's reno updates is the one in Buangkok which is near to its finishing line - carpentry works. Today, the electrician is working his butt off at our flat, installing the fan, lights and switches.
Above is the entrance petite light from IKEA. Small but powerful.
For the living, a black and very sleek composite Haiku fan is installed on the ceiling. The L box for the cove lights are completed and finished with white paint.
Here's a look from the bottom, looking upwards to the pretty ceiling fan! Hello beauty!
I must say besides looking sleek, there are 6 different speeds while my KDK has only 3, at speed 6, it's quite powerful and very quiet.
All the doors frames are painted black with the household shelter door and frame painted in full black. Jay totally digs this black door and black frame. He kept raving to me how nice it look while i was snapping photos of the apartment.
So here's a photo of the door and door frame that my hubs currently is in love with.
It does look very black like the Haiku fan.
One of the bedroom walls is painted in Tiffany blue
Master room accent wall is painted in light grey
track lights in the corridor area
Lastly, a photo of our electrician at work.

Happy Vesak Day!

hi there!
Just did a quick DIY to my milk bottle vase and really wanted to share with all my readers on how to chic up a plain bottle. I'm so excited that I started doing it at about 11pm and finished it in half an hours time so all the photos are taken at night.

here's how...

Things you will need
- a can of spray paint in gold
- masking tape
- scrap paper
here's my milk bottle to begin with
Next, I wrapped it with masking tape to the level where i want the gold stripe to be.
I covered the rest of the vase in scrap paper, taping it with masking tape.
Now it's time to spray away.
and here's the end result!

YAY. time to give it away to one of my lovely client.

Above: my son's cute foot + tiles selection from Lian Seng Hin

Yet another weekend has gone past so quickly and my second son James has turned 3 months on Friday. Today we went tiles shopping with our Bt Timah client. It's our second visit to the tile shop as the first tile shop we went to did not have their own tile factory which means the tiles will be slightly more expensive for the contractor to purchase. Anyway the contractor says he doesn't mind which ever tile shop we choose at the end of the day.

so here are 80% of the tiles which we chose today and the 20% of the tiles are from last weekend's shopping which I don't have the tiles cos they are with the contractor.
The kitchen floor tile will be finished in a wood tile with beige wall tiles, the common bath downstairs has a dark and light grey floor and wall tile.  Beginning I was thinking a dark wood tile for the bathroom floor, but we decided against it as we felt that perhaps we are using too much of the wood tiles.

And...The entire living and dining area will be finished in a very light wood tile! I'm super excited about this choice. Really hope it turns out beautiful.

Here's a pretty tile which we chose for the entrance foyer. The tiles comes in a box with different patterns for you to lay. I'm thinking perhaps we can use this tile for a concrete bench in the bathroom too!

hmm.. can't decide!!!
I'm thinking it's either the pattern tile, or a white solid surface, or just finished it in marble.

Stay tune to see how it will turn out!

Reno@Kim Keat - Electrician is here!

Last week, we were waiting for the screeding works at the main entrance steps to dry, so here's how it looks now. light grey and all ready to be stepped upon. And no guesses to who the tester is!!!  My dear Jules is quite a climber at stairs, no problems for him cos he climbs our staircase up and down everyday. So this 4 steps is a piece of cake for him!

Today we are going through the electrical points, powerpoints, switches, heater switch, lighting points with the electrician together with the owner. Hmm... i think it went quite fast...took us about 2 hours to complete the entire flat. For maisonettes might take 3-4 hours....and maybe we can't even finish in that session.
Here's a look inside.... The entire flat is fully re-plastered because the previous owner had a textured spray on the walls and ceiling. So we decided to spend that extra money to smoothen out the walls.

Here's how one of the bedrooms nearest to the entrance.

 Here's another bedroom, fully plastered.

And the master room. OMG it's huge!!! You can waltz in here!
My wide lens camera can't capture the entire length of the room. >_<

here's our first update on our Sembawang reno to start the new week! The sequence of works was slightly twisted for this project where we started off with the electrical wirings first then came the tiling works. So for the past 2 weeks, our electrician came down 2 days to orientate himself on the electrical points, data points, switches before he ran the loose wirings on another day.

Next came our tiler who did the living, dining, bedrooms and the toilet tiles.
bedroom 3 flooring completed with skirting.
bedroom 2 flooring completed with skirting too
Master bedroom, flooring is completed, skirting in progress

Home@Stirling - Organise it!

My Shoes and Bag closet has been a mess lately and I've been meaning to buy a hanger rail to hang my bags neatly behind the doors. So when a visit to IKEA lately, I saw this really cheap hanger rail at the bathroom department going for $5.90 a piece, I grabbed 2!

And this is how i organised my bags!

They used to be hung from just one hook right at the top which is ...
1) too high up for a short girl like me to reach
2) very messy and difficult to get my bags as I have to remove one by one
3) i get a neck ache after every reach
4) quite frustrating if you ask me

Here's a close up on the hanger rail!

forgot to take the other side of the door which hangs the whole family's caps neatly in a row. sigh. will show you all one day.

DIY Concrete Tealight holders

Lately I'm into DIY concrete stuff!
Here's my first project which I'm currently working on and it was inspired by a friend's wedding. I'm glad that at least 2 turned out well.

I made 5 of these 4 nights ago and 1 cracked after I left it to dry for 48 hours. So hubs told me to be a little more patient and to wait longer for it to dry. So after 4 nights, tonight I finally found the courage to remove the mould and 2 cracked while I was trying to pry it open. So I'm left with 2.

But I'm quite happy about it already.
it's not quite finished yet cos I intend to "chic" it up more before I give them away!

stay tune for its final look!
