DIY - 3x3 project frames

yes i know. it's almost 3am in the morning and I've just given James a nightcap. But I'm so excited with my new pet project which has been spinning in my head for the past week. One of my client was asking me whether do I have any recommendations to brighten up her wall. So I've been scouring the internet for images to do up a photo collage wall yet not looking at a specific theme. Here are some photos of the collage which I have just put together in this morning's wee hours.

the whole project sounds quite abstract.

what i had in mind was something colourful. non gender specific. apt for a couple.
I found a few images of what I thought reminded me of her and her partner and organised it into a folder. Head down to my favourite furniture mall, bought the frames. Next I called on hubs to give his second opinions out of the list of images. we zoomed down to 10, photoshopped to the right size and finally printed it and framed all 10.

Scandinavian approach: Natural wood and white are the most common nuances used for this apartment.
TheEntrance proper,  framed by a black gate. A cool palette of monochrome pattern tiles at the entrance to define the area is greeted by a lush green faux grass wall. The choice of materials seeks to define a simple, practical and warm place where the presence of natural elements (cement, brick and wood) completes this welcoming atmosphere.
Kitchen overlooks into dining area for connectivity. The long ribbon window strip provides the visual stimulus yet not compromising on the storage that is prerequisite of a kitchen.
Kitchen entrance articulated by a long hallway of timber strips, adding warmth and a Scandinavian touch to the space.


The Living is decorated with simple furnishing as the true meaning of Scandinavian living is Simplicity, utility and beauty. Albeit a large living, the only utilitarian built form is the low wall hung tv console. A simple rectilinear form that draws the eye across the entire living horizontally.
 
The "beauty" is defined by the minimal ornamental pieces which are specially curated plants, cushions, abstract animal print carpet to add textures to the overall interior space.

Carpentry has started for a week now and the shoe cabinet is up! The whole carpentry works should finish by this coming Tuesday. The countertop supplier has come to measure the kitchen countertop length but the actual on site installation will have to wait another week because after being introduced on Home and Decor, their business has been off the charts! And there's a waiting queue just for them to come down to do the measurement. And you can't really book them in advance unless the carpentry is finished because they wouldn't do the measurement until the carpentry is finished. Not only that, the popular tops are currently out of stock.

The shoe cabinet has been designed according to the couple's request for an open shelf in the middle to hold their keys and loose change and long enough to put photo frames and display items.

Here's a quick look at the Buangkok's study area cum wardrobe room! One side of the wall features a really long working desk for 2 persons with top cabinets and bottom drawers. The bottom half has its own cable management, the top half has open shelves for easy access of daily papers.
On the inside, it's a spacious elongated shelf with no dividers so that the couple can put all sorts of big box items.
Towards the furthest end near the window is a dresser for the lady. We did a box up to hide the electrical wirings for the lights. Stay tune for the lights!!! I'm quite excited about it, hope it will turn out just the way we expected it. The box up will be covered by a mirror and the drawer has a top glass to display all the accessories. This way, she can view her accessories without having the need to open the drawer.

The other side of the room houses a 4 sliding door wardrobe complete with hanging bars, accessory drawers, deep drawers and open shelves for bags.

Here's a variation of the kitchen unit as compared to the Yishun flat which we did a couple of months back. There's a bar counter at the dining area instead of a sit down dining table.
The sink is a white over mount sink from Blanco. Recently many of my clients are buying this sink and finally I asked one of them the reason for buying it was because it was advertising heavily on the newspapers and the price was so good that everyone is snapping them up! Hmm...so advertising does help in sales huh!
Similar to the Yishun flat, the backsplash is finished in subway tile but with a grey grout and the subway tile is tiled all the way up to the ceiling. All the drawers are using Blum tracks, it's quite prominent with an orange tint at the sides of the drawers, if you look closely enough.

He loves the yard area because it overlooks onto the LRT tracks and there's a HUGE patch of greenery outside.

This morning we are here at our Kim Keat flat. 930am sharp to discuss the main gate design, the window grille, water points, A/C location, box up, false ceiling, L box before carpentry starts.

 we have a slight detail problem with 2 sliding doors meeting at the same junction.

Hi there, here's one of our projects which just started reno and it's located in the east side where it's known for all the delicious yummy food! It's practically a food drive up to the reno site cos along the way, we can see many stalls selling durians, teochew porridge, tze char stalls etc etc. WAH....hope we have a chance to visit the famous ones for lunch during one of the site visits.

The floor hacking permit has been approved quickly while we wait for the wall hacking permit. So in the meantime, the contractor has started hacking all the floor tiles, removing all the cornices, pendant lights, carpentry, WC and basins.

one of the unique thing about this flat is that there's a recess area under the windows, just like our Bukit Panjang Maisonette. It's like an extra bonus storage space which you can utilise to put books, knick knacks and stuff.

We have designed an integrated bedhead for the master which has concealed powerpoints, drawers by the side for putting some daily stuff like alarm clock, watches, books, ...nail clipper? My point is that the 2 drawers should come in pretty handy to store some knick knacks. And to make life easier, there are lights flushed upwards for some lighting during the night so that the couple do not need to get out of bed to turn on and off the bedroom lights for some night reading.

This bedhead is comparatively higher compared to the one we did in Yishun because the current mattress is quite thick and is sitting on a pocketed spring coil foundation. Hmm. not sure whether am I making sense here, but it's those 2 layer sort of mattress.

Resort-ish.

The rainshower looks huge.
Personally I think when the shower area is fully enclosed without the normal HDB lourve windows, it looks very much like a hotel bathroom. Because most hotel bathrooms are mechanically vented ie without natural ventilation, this shower area definitely looks like one once we clean up the area.
see! look at this photo, above the WC is the top lourve windows. This is a dead giveaway that this bathroom is not a hotel bathroom. Am i right?

Most of the carpentry is up over the week, leaving the swing doors to be installed later. Above: Shoe cabinet area with perforated panels up and down for ventilation.

An en-suite bathroom was one of the prerequisite given to us when we met the family of 6.
Having 3 children and children's partner means every inch of the space has to be fully utilised and maximised. hmm. also means we work doubly hard by squeezing every inch of area for them.

The en-suite idea brings extra space and time for the whole family to enjoy, instead of on a morning 3 children battling to use the only common bathroom upstairs, the ratio is 2:1 instead of 3:1. The en-suite was designed to be minimal and big enough to fit in a WC, sink and a shower. The user only has to roll out of bed on a morning and head straight into the en-suite without having to queue.

And when the children are old enough to move out, it makes a terrific rental room because it's an en-suite like a studio apartment on its own. Plus it's super near to the main entrance, leaving enough privacy for the family to enjoy their own individual rooms upstairs.

now that the screeding and waterproofing works are completed, it's time for tiling works! Can wait to see the bathrooms once it's done because we have chosen a super uber looking tile for the common bath.
 
Meanwhile we are still waiting for HDB's approval for the hacking of walls...slight hiccup here. Apparently the original HDB drawing was wrong and did not reflect the true size of the column in the store room (it was like so short in the drawing but in actual fact it's bloody long! triple the length!!!) and missing an RC stiffener which is situated in the middle of the new proposed entrance foyer. So we have to go back to the drawing board again to think of ways to solve the long column.

here's a nifty little tiered basket which EXCEL calls it their Magic Basket. It's installed in L shaped cabinets in the kitchen where you can easily retrieve items from the deep corner.

How it works:
1) 2 tiered baskets in the L shape corner
 2) you pull the 1st tier basket out of the cabinet
3) the 1st tier basket then can be slided to the left. While you are sliding the 1st tier basket to the left, the 2nd tier basket is also sliding from the corner out. Once you have slided the 1st tier basket all the way to the left, now you can reach out to the 2nd tier basket in the cabinet.

The newly installed Kompacplus countertop which is sleek and solid. It's quite the latest thing in the market and we are quite fascinated about it. It was introduced by one of our client and we had the chance to meet the supplier and was smitten by the ultra thin top that is ultimately its distinctive selling point.  It comes in a series of woodgrain-like finishes and 2 solid colours (no guesses, it comes in our favourite colours!)

Guess what's behind here?
It's a cupboard for the washer and dryer.
To save space and not having to let the cupboard doors open all the time when using the washer, the contractor has proposed for a sliding door.
 (2) here's how it looks on the insides with tracks for the doors to slide inwards.
(3) both sides of the doors are slided inwards so the corridor space is kept free when the owner wants to leave the washer open.

The shoe cabinet has top and bottom flushed lights and integrated with a storage seating bench.
Usually we will design for a lourve panel door shoe cabinet for ventilation, however to save costs, a solid door panel is another option. So how to solve the ventilation problem?
